Depending on the time of the year and season, we offer different contract lengths which can vary from 52 weeks, 44 weeks, 26 weeks to short term stays. If you are wishing to lease one of our furnished apartments for less than 26 weeks, please speak to our reservation team:

Yes, we welcome reservations from individuals as well as from private, government and not for profit organisations
In the majority of instances, when leasing one of our furnished apartments, you will need to nominate a termination date of the License to Occupy agreement. A minimum of thirty five days prior to the agreed termination date, our staff will contact you to discuss your intentions. Your options will be to:
- Confirm departure on the original agreed date
- Request an extension of your license agreement term. In most instances, extensions can be accommodated and we will always do our utmost to find a solution for you even if it means not remaining in the same apartment post your agreed date. Extensions are solely at the discretion of Apartment Living Melbourne.
The alternative is that you commit to an agreed minimum license to occupy period and you may give a minimum of 28 days notice to vacate at anytime, so long as you do not vacate prior to the agreed date in your agreement. This works well with project teams that know for example that the minimum period may be 4 months but ultimately they could be here for over one year.
The short answer is ‘Yes’
You may request an extension of your license agreement term. In most instances, extensions can be accommodated and we will always do our utmost to find a solution for you, even if it means re-locating you to one of our other furnished apartments post your agreed date.
Extensions are solely at the discretion of Apartment Living Melbourne.
Yes of course you may choose to view the furnished apartment and the building facilities in person before finalising your reservation

Yes, someone else can view the furnished apartment and building facilities on your behalf. We recommend that at the same time you join in on the inspection via skype / messenger / FaceTime / WeChat etc. This way, you will also have a good idea about the furnished apartment as well as the opinion of your representative

Yes, most definitely. Most of our bookings are finalised online by people who have not yet arrived in Melbourne. The process is very simple and if you have any questions whilst you are completing the reservations, feel free to contact our Reservations Team. We will be delighted to assist.

Once the License to Occupy has been signed, to finalise the booking the following amounts need to be paid so that the reservation is confirmed:
1– Either 2 weeks, 4 weeks or the entire occupancy period rent in advance
2– If required, unlimited internet fee for the corresponding period of rent paid (as per point 1 above)
3- The once off exit clean fee of either
4- The refundable bond / security deposit
When you book any of our furnished apartments, there are no applicable fees.
We hope that you never have any reason to be dissatisfied with the service we provide. However, if you have any issues that you would like to bring to our attention, please contact us through the “Contact Us” section of our website and we will endeavour to resolve the problem for you at the earliest. Our guests are the most important people in our business. We take any feedback or complaints very serious. Emails sent through are seen by all levels of management in addition to our reservations team.

Of Course!
Our Reservations Team’s role is to guide you through the arrival and check in process, be there to assist you with anything you may require relating to your chosen furnished apartment and of-course guidance with the final check out process when arranging your departure
Our support to you ends only once you have checked out of the property at the end of your tenancy
If you cancel your reservation at least 60 days before you are due to check-in, you will get back 100% of the amount that you have paid.
If you cancel your reservation between 30 and 60 days before you are due to check-in, you will get back 50% of the amount that you have paid.
Otherwise, if you cancel your reservation inside 30 days of your agreed check in date, you not get any refund. You will forfeit 100% of the money you have paid.
Yes, you can still book your accommodation if your visa is not yet confirmed.
Please note Apartment Living Melbourne’s cancellation terms in case of an unsuccessful visa application.
If you cancel your reservation at least 60 days before you are due to check-in, you will get back 100% of the amount that you have paid.
Otherwise, if you cancel your reservation inside 30 days of your agreed check in date, you not get any refund. You will forfeit 100% of the money you have paid.

We suggest that once you have decided on your University, or have received your job offer, you should start looking for your furnished accommodation options. You should book the accommodation as early as possible, to ensure that you get your ideal furnished apartment and to take advantage of any early bird discounts. However, we do take bookings all through the year, and are always happy to help you find your most suitable options.

Yes of-course. There are two ways this can happen:
- We have many buildings in which we have more than one furnished apartment. Subject to availability, you and your friend/s or colleagues can book more than one apartment in the same building and in some instances, even on the same floor
- We have many 2 bedroom furnished apartments. These are the most economical way to stay. You and your chosen ‘house mate’, could lease a 2 bedroom furnished apartment and have one bedroom each whilst sharing the living areas
Two bedroom apartments may also be leased by up to 6 people in some instances. Some of our more budget conscious guests, team up in a group of 3, 4, 5 or even 6. We can configure bedrooms with bedding to accommodate any of these combinations.
The License to Occupy (LTO)agreement is a legally binding document between Apartment Living Melbourne and the Licensee (guest or tenant). The LTO, sets out clearly defined rules of the building and the obligations of the Apartment Living Melbourne and the Licensee. This is useful because if there are any disputes, both Apartment Living Melbourne and the Licensee will refer to the LTO Agreement. You should read the LTO agreement carefully before signing it and we are happy to answer any questions that you might have about the document.
